New Roof Installation in the Inland Northwest

Most homeowners don't think about their roof until something goes wrong. By the time there's a visible leak, the underlying damage is usually far more extensive than it appears. A proactive replacement timed correctly and done with quality materials is almost always a better investment than reactive repairs that pile up year after year.

Based in Post Falls, Idaho, Lake City Roofing installs roofs throughout Kootenai County and into Eastern Washington. Whether you're replacing an aging roof on an established home or installing on new construction, our process is the same: honest assessment, transparent pricing, certified materials, and a finished job built to last in this specific climate.

Signs You May Need a New Roof

Not every roofing problem requires a full replacement but these are the warning signs that repair is no longer the right answer. If your roof is showing more than one of these, a free inspection will tell you exactly where you stand.

Age & Wear

Roofing materials have a finite lifespan. As a roof approaches or passes its expected age, the risk of failure increases significantly year over year.

grain

Granule Loss

Heavy granule buildup in gutters or visible bare patches on shingles means the protective surface is failing. Deterioration accelerates rapidly once granules are gone.

waves

Curling or Buckling Shingles

Shingles that curl at the edges or buckle in the middle are no longer creating a watertight seal almost always a sign of systemic failure rather than an isolated issue.

layers

Multiple Shingle Layers

Layering new shingles over old ones traps moisture, adds structural weight, and prevents proper deck inspection. At a certain point, a full tear-off is the only responsible path.

water_damage

Recurring Interior Leaks

If a roof has been patched repeatedly in the same area, the deck or underlayment is likely compromised. Continued patching only delays the cost it doesn't avoid it.

wb_sunny

Daylight Through the Attic

Any visible light coming through the roof deck from the attic indicates gaps or structural failure. This is a replacement situation, not a repair one.

Why certification matters

Lake City Roofing is a GAF Master Elite contractor a certification held by fewer than 2% of roofing companies in North America. We are also IKO Craftsman Premiere certified, recognizing our commitment to superior craftsmanship and the highest quality materials. These aren't self-reported badges. They're independently verified standards that protect you as a homeowner and back the systems we install with industry-leading manufacturer warranties.

Materials & Manufacturers

We have partnered with the best brands and products on the market, allowing us to provide an exceptional roof that doesn't compromise between durability and aesthetics. The right material for your home depends on your roof's pitch, sun exposure, existing structure, and budget and we'll walk you through the options that genuinely make sense for your specific situation.

What we won't do is steer you toward a higher-margin product that isn't the right fit. We educate, and you decide. That's been our approach since 1987 and it's not something we're willing to change.

Our Installation Process

A roof installation should never feel chaotic or unclear. Here's exactly what happens from the time you contact us to the day we leave your property.

1

Free Inspection & Estimate

We assess your current roof, decking, ventilation, and flashing not just the surface shingles. You get a written estimate that's transparent and itemized. No vague lump sums, no pressure to sign on the spot.

2

Material Selection

We walk you through the options that make sense for your home and budget. We'll give you our honest recommendation but the decision is always yours. We educate, you decide.

3

Scheduling & Permits

We handle all required permits through your local jurisdiction whether your home is in Post Falls, Coeur d'Alene, Hayden, Spokane Valley, or elsewhere in our service area. You won't need to navigate city offices on your own.

4

Full Tear-Off & Deck Inspection

We strip all existing layers down to the deck and inspect every square foot before anything new goes on. Any soft spots, rot, or structural issues are identified and addressed before installation begins not discovered afterward.

5

Installation

We only employ expert installers and always use the most technologically advanced materials. Every component is installed to manufacturer specifications so your warranty is fully valid from day one.

6

Cleanup & Final Walkthrough

We do a full cleanup of your property, remove all debris, and walk the finished roof with you before we leave. Your yard and landscaping are left the way we found them.

7

Manufacturer Warranty

As GAF Master Elite and IKO Craftsman Premiere certified contractors, the systems we install are backed by industry-leading manufacturer warranties. We handle registration on your behalf and provide full written documentation.

Built for This Climate

A roof installed in Phoenix gets specified very differently than one installed in Post Falls. North Idaho and Eastern Washington's combination of heavy winter snowloads, ice damming risk, wet springs, and hot dry summers puts a specific set of demands on every component of a roofing system.

We factor in the exposure differences that vary across our service area. Homes in Coeur d'Alene near the lake face higher moisture and wind exposure than inland properties. Hayden properties with heavy tree coverage are more prone to ice damming and moss growth. Homes on the Spokane Valley floor sit in a cold air pool that intensifies freeze-thaw cycles. Every specification we make accounts for where your house actually sits not a generic regional average.

Installation FAQ

help_outline How long does a full roof installation take?
Most residential installs take one to two days for a standard-sized home. Larger homes, complex roof geometries, or required deck repairs may extend the timeline. We'll give you a realistic schedule before we start not an optimistic one.
help_outline Can you install over my existing shingles?
Most jurisdictions allow one re-roof over an existing layer, but we generally don't recommend it. Installing over existing shingles traps moisture, adds weight to the structure, and prevents a proper deck inspection. A full tear-off is almost always the better long-term investment.
help_outline What time of year is best for a roof installation?
Late spring through early fall is ideal in North Idaho dry weather and moderate temperatures make for the best installation conditions. That said, we install year-round. Don't put off a needed replacement just because it's November a compromised roof in winter is a far bigger problem than a winter install.
help_outline Does my homeowner's insurance cover a new roof?
It depends on the cause. Storm damage wind, hail, falling debris is typically covered. Normal wear and aging generally is not. If you're unsure whether your situation qualifies, we can inspect the roof and help you document the damage for a claim. We work alongside homeowners through the full insurance process.
help_outline How do I know if I need a repair or a full replacement?
That's exactly what our free inspection is designed to answer honestly. We'll assess your roof's overall condition not just the visible surface and give you a straight recommendation. If repair is the right call, we'll tell you that. We have no interest in selling a replacement you don't need.
